Read before booking

The Electric rooms & suites guest house also accepts special requests. For these it is necessary to contact the staff of the structure before making the booking. The rental contract is between GIAVIC COMMERCE Srl (landlord) with VAT number. IT03207990213 and registered office in Via A. Olivetti 1 in Laives, and customer (name indicated at the time of booking), for the rental of the apartment/room booked under the following legal conditions:

Free cancellation is only possible for bookings with the cancelable rate that provides/allows it.
The cancellation must be done in written form (email or whatsapp).
Cancellations
In case of no show (the customer does not arrive and does not cancel the reservation) the customer must pay 100% of the total price.

From 2:00 PM. Guests are required to show a photo identification and credit card upon check-in in case of payment by credit card.

— Reservations can be made on the site, via email, or by telephone at ( 39) 351 3400 303.

— The reservation will be considered valid once payment has been made, where the customer will receive a confirmation email which will contain references to be shown upon arrival.

— The agreed price for the stay in our guest house includes the use of the bedroom and bathroom, the supply of towels and sheets, the use of the Smart TV and air conditioners/heat pumps, the use of the area in common and the kitchen, and the use of the Wi-Fi network for connection to the Internet.— In the event of impediments not attributable to the landlady which prevent the activation of the services, the contract will be terminated automatically without liability of the landlady in the against the seller.— The guest house has the right to withdraw from a contract if a reservation has been made with misleading or false information. The guest house has the duty to inform the customer immediately of the withdrawal. In case of justified withdrawal the customer will not be able to request compensation for damages.

The customer undertakes to pay the rental fee to Giavic Commerce Srl within the terms of the cancellation policy.

By 10:00 am. Delays in leaving the room, if not agreed upon, will result in an additional night being charged.

Self check-in allows guests to access the rooms independently. After confirming the booking via email / WhatsApp message, the customer will obtain a numerical code that will allow him to open the door on the floor and that of his room. The door on the ground floor of the building opens with a series of bells; the method will always be communicated in the confirmation email/Whatsapp message.

Guests are allowed to use the kitchen and use the fridge located in the common area, leaving it clean and tidy after use. It is permitted to consume food in the room, it is not permitted to light stoves or open flames of any kind. For any need, ask the person in charge of the guest house.

Smoking is absolutely prohibited in all areas inside the Guest House.

— During your stay, the bedrooms and bathrooms will be cleaned daily. After the third night, bed linens and towels will be changed.

— Please arrange your belongings to accommodate such cleaning. — The change of bed linen and towels is carried out at the end of the stay for short stays, and every week for longer periods.

— Extraordinary linen changes are not included in the price, as are any extraordinary cleanings.

No objects of any kind may be left in the corridors or common areas apart from food and drinks in the refrigerator made available in the common area.

NB we decline any responsibility for the loss, theft or damage of objects of your property left unattended in the rooms.

The guest house is not responsible for delays, inconveniences or interruptions of service due to force majeure, unauthorized interventions, energy or water interruptions. Not responsible for valuables not placed in safes or stolen from safety deposit boxes.

It is strictly forbidden to introduce other people into the room, onto the terrace and into any area of the guest house without the manager's authorization, under penalty of a €300.00 surcharge.
The customer will not be able to sublease or loan the room, in whole or in part, under penalty of termination of the booking fee and a penalty supplement of €300.00.

Any damage caused to the guest house, after ascertainment of responsibility, must be compensated by the guest in agreement with the person in charge of the guest house.

Objects missing from the rooms will be charged to the occupant guests.

The guest house declines all responsibility for the loss, theft or damage to objects belonging to guests left in the rooms.

It is not permitted to leave personal items in the common areas. Otherwise we decline any responsibility.

Free cancellation is only possible for reservations with the cancelable rate that provides/allows it. The reservation can be canceled without any cost up to 2 days before arrival.
In case of cancellation after 2 days prior to arrival, the entire sum established at the time of booking will be retained.
In case of no-show, the entire sum established at the time of booking will be retained.

Children and extra beds

Children are always welcome.

Despite this, the rooms of the structure cannot have additional beds and/or cots.

Pets of any kind are not allowed.

Internet and Wi-Fi

The tourist tax of the Municipality of Trento is not included in the rate and is applicable to all adult guests for an amount of €1.50 per day per person (tax not payable for more than 10 consecutive days). Children up to 14 years are exempt from payment.

The structure is equipped with a WI-Fi network for internet connection, made available to guests free of charge.

We are not responsible for any disservices due to total or partial lack of electricity, water, telephone line or internet connection outside our control.

Correct and civil use of toilet facilities is recommended, avoiding throwing anything into the toilet (use the appropriate bins).

Our emergency number is active outside office hours for emergencies. However, it should be borne in mind that if it is not a real emergency, a fine will be applied.

For anything not provided for in this contract, reference is made to Italian legislation on the matter.
